3. What this site is — and is not
Property Auction Action is an information service. We list upcoming property auction dates, publish a directory of auction houses, and provide a searchable index of lots due to be auctioned.
We are not an auctioneer, an estate agent or a property adviser. We are not a party to any sale, and we take no part in bidding, contracts or completion. Any transaction is between you and the auction house or seller concerned.
4. Accuracy of auction information
Auction dates, lot details, guide prices, photographs and auction house details are supplied by third parties or compiled from publicly available sources. They change frequently and often at short notice. Lots are withdrawn, sold prior, and re-scheduled.
We take reasonable care, but we do not warrant that anything on this site is accurate, complete or current. Always confirm details directly with the auction house before acting on them, and never rely on this site alone when deciding to travel to, register for, or bid at an auction.
A guide price is not a valuation, a reserve, or an indication of what a lot will sell for.
5. No advice
Nothing on this site is legal, financial, tax, surveying or investment advice. Buying property at auction carries risk, including legally binding commitment on the fall of the hammer. Take your own professional advice.
6. Your account
You are responsible for keeping your login details secure and for everything done under your account. Give us accurate information and keep it current. Tell us promptly if you believe someone else has used your account.
We may suspend or close an account that breaches these terms, or that we reasonably believe is being used improperly. You may close your account at any time by contacting us.
7. Acceptable use
You may use the site for your own property search. You may not:
- scrape, harvest or systematically extract content, whether manually or by any automated means
- copy or republish our listings, directory or auction calendar, in whole or in substantial part
- use the site to send unsolicited messages to other users or to auction houses
- attempt to gain unauthorised access to the site, its servers, or any account
- interfere with the site’s operation or security

Property Auction Action is a trade mark of Novagem Ltd. All other brand and product names mentioned on this site are trade marks of their respective owners.
Auction house names, logos and property photographs remain the property of their respective owners and are shown for identification and information.

10. Feedback you send us
Unless we agree otherwise in writing, any comments, feedback, suggestions or materials you send us about the site are non-confidential, and you grant us a royalty-free right to use, copy and distribute them without restriction or any obligation to you. This does not apply to personal data, which is covered by our Privacy Policy.

We link to auction house websites and other third-party sites. We do not control them, do not endorse them, and are not responsible for their content, accuracy or practices.
